why use a broker?

Why not go to a bank?

Mortgage brokers are responsible for securing more than 50% of the home loans closed in the United States.  As independent contractors they work with a number of lenders and are usually given wholesale pricing from those lenders.

Wymac Capital, Inc. represents the borrower and is able to counsel the borrower with a variety of different loan programs and give the borrower many more options than can be found by going directly to a single lender.  Since our lenders give us wholesale pricing, we are usually able to offer the same or better pricing that the borrower would get from a given bank's retail loan centers.

Since Wymac Capital, Inc. performs many of the functions that a bank would normally have to do in-house, we are able to get wholesale rates, which benefits our borrowers.  In fact, many of the representatives from the various banks we use have told us that on a loan-by-loan basis, a wholesale loan is more profitable to their bank because they save on overhead.

Take a look above at the information on our pricing flexibility and the conflicts of representing borrowers that the loan officer at your local bank may be under.  Also, we have a partial list of lenders with which Wymac Capital, Inc. has placed loans in the past, which totals more than 100 lenders.  Normally if a loan can be placed Wymac Capital, Inc. will have a source to place it.

when your loan officer works for a bank...

When your loan officer is the employee of a bank, he represents the bank and looks out for the bank's interests.

If the bank offers him an incentive to push one loan product over another one he is likely to decide that's the best loan product for you.

When your loan officer is a broker he can use hundreds of different banks, and he can better represent YOU.
